The Riverdale Residence

Client came to us with a 1920s semi-detached that was, frankly, falling apart. But the bones were good, y'know? We did a full gut renovation while preserving the original brick facade - neighbourhood heritage committee was breathing down our necks the whole time.

Junction Commerce Hub

Junction Commerce Hub

This one was a beast. Converting an old industrial warehouse into mixed-use retail and office space meant dealing with structural issues we didn't even know existed. Had to reinforce the entire southern wall 'cause the original builders back in 1965 cut some serious corners.

King Street Heritage Project
HERITAGE RESTORATION

King Street Heritage Revival

Not gonna lie, this project tested every ounce of patience we had. Working on a designated heritage building means you can't just rip and replace - every move needs approval. We restored the original terracotta facade while modernizing all the internal systems. Worth it though.

Eco-Loft Concept
SUSTAINABLE BUILD

Leslieville Eco-Loft

Client wanted net-zero energy consumption without sacrificing style. Challenge accepted. We integrated solar panels into the roofline design, installed a geothermal heating system, and used reclaimed materials wherever possible. Energy bills? Basically non-existent now.

Liberty Village Mixed-Use

Multi-unit residential over street-level commercial - sounds simple until you factor in city zoning regulations, parking requirements, and making sure the retail spaces actually get foot traffic. We spent weeks just on the entrance flow and sight lines alone.
